The attached spreadsheets shows the homes that are FOR SALE, PENDING, and SOLD by FLOORPLAN.

The number of homes currently  FOR SALE in the Valley are:  21,123 - compared to OCTOBER of 20,152.

There are 10,069 homes currently under contract compared to OCTOBER of 10,371.

7,462 homes SOLD in OCTOBER in the Valley compared to SEPTEMBER of  7,447 (out of the 7,462 homes – only 598 homes sold over $500,000 (8%.)

THE MARKET:

Bellasera has 16 homes for sale with 1 home under contract.  List prices have had to adjust lower based on showing activity and the market.  To date, 4 more homes have sold in 2016 compared to 2015.

We are continuing the trend of a “Normal Seasonal Market” pattern although the high end of the market ($1M+) has had a challenging year.

In all geographical markets, we are the same or slightly better with more closings and less inventory than September of 2015.  Scottsdale under $1M continues its strong year with a 3  month supply of homes compared to 3 1/2 month supply last year.

From ARMLS STAT REPORT published OCTOBER 18, 2016 for SEPTEMBER 2016:

With the premature smell of pumpkin spice in the air, September 2016 sales volume was up 5.7% year-over-year. Our housing supply is best viewed by price range. We see constraint at the lower price points and gains as list prices increase with more than enough sup-ply at the high end of our market. Month-over-month sales volume was down 6.6%. The decline in month-over-month sales volume can be directly attributed to seasonal patterns. We will continue to see month-over-month declines in both October and November. ‘Tis the season.
