The inventory has increased for 3 straight months. However, we are still at a low level of available inventory with about a 2 1/2 month supply of homes. A 6 month supply of homes is commonly viewed as a normal market.

Closings have slowed considerably, but this is a somewhat normal expectation for summer in our market.

We should still continue to have pricing appreciation due to the restricted supply, but the rate will continue to slow to a more sustainable pace over the next several months.

The number of homes currently for sale in the Valley are:  18,755 - compared to August of 16,742. 

There are 10,861 homes currently under contract compared to August of 11,127.

8,158 homes sold last month in the Valley compared to August of  8,224.

Distressed Inventory Fading Fast as Housing Market Strengthens

As the housing market heals, foreclosure inventory is depleting quickly, CoreLogic reportedThursday. In July, about 949,000 homes were in some stage of foreclosure, down 32 percent from 1.4 million a year ago. CoreLogic also reported steep declines in completed foreclosures and serious delinquencies. According to the data provider's estimate, about 49,000 properties were lost to foreclosure in July, down 25 percent from 65,000 in July 2012. At 5.4 percent, the serious delinquency rate decreased to the lowest level since December 2008, according to CoreLogic.

Home Prices Climb by at Least 5% for 6th Straight Month in April

The majority of metros covered in Zillow's Real Estate Market Reports saw home values inch up from March to April, the company reported Tuesday. Zillow's Home Value Index increased 0.5 percent month-over-month and 5.2 percent year-over-year. April marked the sixth consecutive month in which home values appreciated more than 5 percent on a yearly basis. Moody's: Home Prices to Increase, Loss Severities to Remain High

Home prices will increase over the next three years as the economy expands and servicers work through their distressed inventories, according to a report from Moody's Analytics. Home prices will rise about 4.2 percent between the fourth quarter of last year and the fourth quarter of 2015, Moody's projected. The firm also anticipates foreclosures will have less of a hold on home prices in years to come as "fundamentals that normally drive house prices" come back into play, including "job growth, demographics, affordability, and supply conditions."

We have Buyers looking for homes in Bellasera.  With the low inventory of homes for sale, it is difficult for Buyers to find a home – which is great for Sellers.

The gap between list price to sales price is getting smaller – the average is 3%.  Additionally, Valley homes spent a median 25 days on the market last year, a 42 percent drop from 43 days in 2011.  The Valley is one of the best markets to sell a home right now and ranks as the 11th-best spots in the nation.

There are 15,210 homes currently under contract compared to January of 11,923.

6,644 homes closed last month in the Valley compared to January of 7,086.

Only 5 homes are for sale in Bellasera – all the homes are over 2,700 sq. ft.  The smaller homes are going under contract in 3 to 5 days!  It is a good time to sell if you are ready – we are ready to help you get it done.

The number of homes currently for sale in the Valley are:  18,163 - compared to November of 17,066.  There are 14,108 homes under contract. We, along with other Realtors, wish for more inventory – with the decreased inventory, we are not finding homes that fit our buyer’s needs.  The market is inching up in price – the low interest rates are staying steady.

The number of homes sold in the Valley for November are 6,766 compared to the final number for October of 7,083.  A slight decrease possibly due to the election and holiday.

Housingwire, November 29 - Pending home sales reach five-year high
Pending home sales jumped 5.2% to 104.8 in October, its highest level since March 2007, the National Association of Realtors reported Thursday. Annually, pending sales increased 13.2% from October 2011, reflecting 18 consecutive months of rising sales.

Pending Home Sales at Highest Level Since March 2007

The number of homebuyers committing to sales contracts soared last month. The National Association of Realtors (NAR) says its Pending Home Sales Index for October skyrocketed to hit its highest mark in more than five years. The index jumped 5.2 percent from September to October to a reading of 104.8, its highest point since March 2007. Economists had expected a smaller increase to 100.5. Compared to October 2011, the index was up 13.2 percent, making it the 18th straight month of year-over-year gains.

Mortgage Rates Settle Near Record Lows as Fiscal Cliff Talks Persist

Fixed mortgage rates showed little signs of movement in the last full week of November, hovering near record lows as market worries heightened over the impending fiscal cliff. Freddie Mac puts the average 30-year fixed mortgage rate at 3.32 percent and the 15-year rate at 2.64 percent. Analysts say uncertainty surrounding the fiscal cliff has businesses, consumers, and financial markets all feeling uncertain themselves, which will keep mortgage rates at these levels as long as talks drag on in Washington.

We have only 5 homes for sale in Bellasera – one of the lowest numbers we have had.  Homes that are listed are going under contract quickly with less days on the market. Price are on an average up 6% over last year.

The number of homes currently for sale in the Valley are:  17,066 - compared to October of 16,388.  More homes come on the market in the Fall – we still have a very low inventory which makes the market more a Seller’s market.

The number of homes sold in the Valley for October are 5,823 compared to September of 6,447.

S&P/Case-Shiller: Home prices rise 0.9%

Eighteen of the metros studied posted price gains from July, an indicator in line with reports of a market turnaround in real estate. Only three cities posted negative annual returns, Atlanta with a 6.1% drop in prices, New York with a 2.3% decline and Chicago with a 1.6% decline.

Metro Phoenix housing market continues to rise steadily, data show
The housing market's recovery is picking up steam in most neighborhoods across metro Phoenix.  Three-fourths of all the region's ZIP codes saw home values climb during the first nine months of this year, according to The Arizona Republic's Valley Home Values report.  Most of those jumps were in double-digit percentages.  At least 20 ZIP codes posted jumps of more than 25%.  Helping boost home prices has been a huge drop in the number of inexpensive foreclosure resales.  Now, only 13% of all sales in the region are homes taken back by lenders for resale, compared with 50% last year.

Is Case-Shiller compiled too slowly to catch the turn? - USAToday
The Standard & Poor's Case-Shiller index for home sales that closed in June showed a 0.5% rise from this time last year and a seasonally adjusted gain of 2.3% from May.  But data compiled by real estate sites such as Trulia.com suggest asking prices are now rising faster.  Are higher asking prices unrealistic, or is Case-Shiller compiled too slowly to catch the turn?  And do higher asking prices signal an approaching return to mid-single-digit annual appreciation?

Return of the Jumbo Mortgage -  Wall St. Journal
Private-market "jumbo" mortgages are making a much faster comeback.  In all, lenders doled out $38 billion in private jumbo mortgages during the second quarter of 2012 - up 65% from a year earlier.  "This is a real positive for the entire marketplace, and hopefully this is the first sign that credit markets will open up," says Jack McCabe, an independent housing analyst.
